If you are involved in agriculture, biotechnology, food science, bioenergy or related industries, the Central Wisconsin Agribusiness Innovation Center is an ideal site for your company, organization or institution. Here's what the facility has available for you (see the floor plans):
Business Incubator and Laboratory Research Space
For emerging businesses, the facility has approximately 12,448 square feet of flexible space that will be leased in 16-foot increments to accommodate a variety of business types and sizes. Most of this space is located on the Main Level for easy access and could accommodate overhead doors, if required. The Incubator and Laboratory are supported by Upper Level offices that can be leased in conjunction with incubator space.
The Incubator and Laboratory Research Component is also supported by common storage areas, shared equipment rooms that house items used by multiple businesses, restrooms, a lounge and a shared office support room for shipping, receiving, etc. Individual office spaces are also available for any new business requiring merely office spaces or for any established businesses that would like a presence within the Innovation Center.
Education Space
The Educational Component currently consists of 10 classrooms and a kitchen classroom occupying 9,878 square feet. Support features include a teleconferencing learning center, instructors' offices, shared office support, meeting rooms, a lounge and restrooms. Most of the Educational Component is located on the Upper Level, which has access to green roofs that serve as training areas for green roof technology and organic gardening.
Conference and Meeting Space
The Conference Area houses 4,759 square feet of flexible conference space that can accommodate a single event up to 300 people or four smaller events through the use of movable partitions. The Conference Area is designed to host a variety of events including conferences, classes, trade shows, weddings, etc.
The Conference Area is supported by a commercial kitchen that can double as a kitchen classroom and test kitchen for new food products, as well as loading and storage areas, and restrooms.
Gathering and Display Space
Innovation Hall is a two-and-a-half story space that is the core of the Center with approximately 3,624 square feet on the Main Level an 1,995 square feet on the Upper Level, plus elevator access. On the Main Level, the Hall provides an entry that will house museum-quality displays and serve as a pre-function area for the Conference Area. The Upper Level provides access to 10 offices and two meeting rooms used by both the Educational and Business Incubator components. Besides being an example of sustainable architecture itself, the Hall will display both historical and contemporary innovative technologies and images.
Administrative Space
Adjacent to the Conference Area is the Administrative Suite consisting of three offices, a reception and waiting area, a conference room and a shared office support room. An area to the west of this suite allows for future expansion. A total of four smaller meeting rooms are located throughout the facility for use by Educational, Business Incubator and Laboratory Research components.
All the above-mentioned meeting rooms are available to rent for meetings and other events hosted by businesses or organizations that are not located in the agribusiness park.
Flexible Space Based on Business Needs
Ultimately, this building is designed to accommodate flexibility, both in its initial layout and throughout its lifetime. For example, a business may start in a single 16-foot wide Incubator Space, then grow to several bays within the building, and eventually expand to build its own facility within the adjacent Clark County Agribusiness Technology Park, leaving the original 16-foot wide Incubator Space available for new start-up businesses.
It is also expected that the ratio of classroom to incubator space will fluctuate as educational facilities and businesses expand and contract through normal business life cycles. However, the intent is to reduce all unnecessary remodeling and provide basic leasable space that can be expanded with limited modification to walls, plumbing, HVAC, electrical system and other related items.
